A sea view is one of the most recognizable selling points in Batumi’s residential property market. But how much extra are buyers actually paying for it, and can higher rental income justify the difference?
A new analysis published by HomeRadar.ge compares apartment listings in several Batumi developments and examines the financial assumptions behind sea-view pricing.
The findings suggest that buyers should look beyond promotional images and compare individual apartments before paying a premium.
Price Differences Can Be Significant
HomeRadar’s October 2026 research examined apartments with similar sizes and floor levels within the same developments.
At Montemar, two 35 m² studios on the 15th floor were advertised at $111,825 and $148,225 — a difference of $36,400, or approximately 32.5%.
At Next Collection, two 35.8 m² studios on the ninth floor showed a price difference of $10,740.
The research also identified a difference of $18,169 between two similarly sized apartments at Tonino Lamborghini Tower.
However, these differences should not automatically be interpreted as sea-view premiums.
Building orientation, apartment layout, tower position, finishing standards and payment conditions can all affect the asking price.
Can Rental Income Recover the Premium?
A more expensive apartment may command a higher nightly rental rate, particularly during Batumi’s summer season.
But higher rental revenue is not guaranteed.
HomeRadar’s analysis uses a hypothetical example to illustrate the financial implications.
Under assumptions of 150 occupied nights annually and a 75% contribution margin on additional rental revenue, recovering an $8,000 purchase premium over ten operating years would require approximately $7.11 in additional revenue per occupied night.
A $30,000 premium would require roughly $26.67 more per occupied night under the same assumptions.
These calculations are scenarios, not verified rental performance or investment forecasts.
They demonstrate why the purchase premium should be evaluated against realistic occupancy, operating costs and rental demand.
A Sea View May Not Be Permanent
Another consideration is whether the advertised view will remain unobstructed.
An apartment overlooking the Black Sea today may face future construction on nearby land.
Buyers should therefore examine the exact apartment orientation, neighboring development possibilities and contractual documentation.
For properties under construction, computer-generated views should not be treated as guarantees of the final panorama.
Why It Matters for Buyers
For owner-occupiers, a sea view may offer personal value that cannot be measured solely through rental returns.
For investors, the financial calculation is different.
A higher purchase price increases the amount of capital committed to the property, while any expected rental premium remains uncertain until supported by comparable operating data.
Buyers should also compare apartments with similar layouts, finishing conditions and delivery schedules.
Our View
A sea-facing apartment is not automatically a better investment.
Location, construction quality, rental management and total acquisition costs can matter as much as the panorama itself.
The most useful approach is to compare specific properties rather than assume that every sea view commands the same premium.
