Newly released investment details show that the Georgian-American School of Batumi’s new campus represents an GEL 11.5 million education project in the Bagrationi Street corridor.
The campus itself opened in September, but new information published on October 13 provides more detail on the scale of the investment: Bank of Georgia financed GEL 7 million of the total project cost. BM.GE
The school is located at 117 Bagrationi Street and is designed for 596 students.
What the New Campus Includes
The campus includes modern classrooms, specialist laboratories and technology spaces intended to support practical and research-based learning.
It also contains a 150-student dormitory, which can host students as well as educational, cultural and seasonal programmes. BM.GE
WT Group, which founded the Georgian-American School of Batumi in 2018, says the school begins its ninth academic year in the new campus. WT Group
Why Education Infrastructure Matters for Residential Areas
Schools are an important but often overlooked part of residential infrastructure.
For families buying an apartment for permanent living rather than short-term rental, proximity to education, clinics, supermarkets and transport can matter more than distance from the beach.
That makes the Bagrationi Street corridor interesting for a different type of buyer than Batumi’s resort-focused waterfront districts.
The area combines residential development with offices, retail, schools and major road connections, supporting more year-round activity.

A Different Buyer Profile From the Seafront
Batumi’s property market is often discussed through tourism and short-term rental demand.
But the city also has a growing permanent-resident market.
For that segment, practical infrastructure — schools, commuting routes, healthcare and everyday services — can influence both quality of life and resale demand.
A project near Bagrationi Street therefore needs to be evaluated differently from a beachfront studio marketed primarily to seasonal tourists.
Our View
The GEL 11.5 million campus does not by itself make surrounding apartments more valuable.
Its significance is that it adds another piece of year-round social infrastructure to an already active residential and business corridor.
As Batumi matures beyond a predominantly seasonal property market, locations with strong everyday infrastructure may become increasingly important for families and long-term residents.
For buyers planning to live in Batumi, this is exactly the type of infrastructure that should be considered alongside apartment price, construction quality and parking.
