Gonio Real Estate Market 2026: H1 Data, Projects and Key Risks

Gonio continues to emerge as one of the most actively developed coastal areas south of Batumi. New residential and resort projects are expanding the local property market, while buyers are increasingly comparing Gonio with central Batumi and the New Boulevard area.

For anyone considering Gonio real estate in 2026, the latest market data shows continued demand — but also rising prices and growing competition.

Batumi Property Market: H1 2026

During the first six months of 2026, 7,838 apartment transactions were registered in Batumi, up 11.4% year-on-year.

The total value of residential transactions reached approximately $507 million, representing a much stronger 29% annual increase. This suggests that market value is currently growing faster than transaction volume.

The latest June data also shows:

  • 1,468 apartment transactions, +8.2% year-on-year;
  • approximately $100 million in monthly market turnover, +28.2%;
  • a weighted average price of $1,455 per m² for newly built apartments, +22.6% year-on-year.

Foreign demand remains significant. In June, foreign buyers represented 47% of transactions in old and new residential projects, according to Colliers Georgia data.

Why Buyers Are Looking at Gonio

Gonio offers a different proposition from central Batumi: proximity to the Black Sea, mountain surroundings and a quieter environment with lower-density development.

At the same time, its urban infrastructure remains more limited than in the city centre, and rental demand can be more dependent on the tourism season. HomeRadar therefore identifies seasonality, transport and local infrastructure as factors buyers should consider when comparing Gonio projects.

Montemar: One Project to Watch

One example of the new resort-oriented development in the area is Montemar by Gumbati Group.

The project is located approximately 50 metres from the sea and consists of three 16-storey buildings.

  • apartments from 31.3 to 169.3 m²;
  • prices starting from approximately $100,000;
  • indicative pricing of around $2,310 per m²;
  • mortgage and developer instalment options.

Public project materials also describe a rental-management model where 60% of rental income is allocated to the apartment owner and 40% to the management company.

What Gonio Buyers Should Check

The main risk is not necessarily a lack of demand, but whether the individual property justifies its purchase price.

Buyers should compare:

  • purchase price per square metre;
  • construction and handover dates;
  • rental seasonality;

  • legal and cadastral documentation;
  • future competition from new apartments.
