Georgian developer m² has announced plans for a major new mixed-use project in Batumi featuring two towers and a shopping center.
According to m² CEO and partner Dimitri Adamia, the two towers are planned to be developed under an international brand.
The Batumi project was disclosed as the company presented a broader new phase of expansion on September 30. BM.ge — m² expansion announcement
Details Are Still Limited
The announcement is significant, but the Batumi project remains at an early stage.
m² has not yet publicly disclosed the project’s exact location, total construction area, investment volume, international brand, apartment count or construction timeline in the September announcement.
This distinction matters for buyers.
A confirmed development plan from an established developer is relevant market news, but it should not yet be treated in the same way as a project with published plans, permits, prices and a construction schedule.
Part of a Larger Expansion Strategy
The Batumi development forms part of a much broader growth plan by m².
At the same announcement, the company presented six large-scale projects in Tbilisi covering approximately 30 hectares, with combined investment estimated at around GEL 2 billion and up to 10,000 residential units. BM.ge — m² expansion announcement
Those developments are intended to follow a more integrated neighbourhood model combining residential buildings with commercial, recreational, sports, educational and other infrastructure.
m² has separately described 2026 as the beginning of a new development phase for the company following changes in ownership and strategy. m² — New Development Strategy
Why It Matters for Batumi
Batumi is increasingly attracting projects that go beyond standalone apartment towers.
Recent developments announced across the city combine residential property with hotels, retail, restaurants and other commercial infrastructure.
The planned m² project appears to follow the same broader mixed-use direction.
However, until the location is announced, it is too early to assess how the development could affect a specific Batumi district or how it will compare with existing projects.
What Buyers Should Watch
The next meaningful information will be the site location and international brand.
After that, buyers should look for the project’s construction permits, development timeline, apartment specifications, pricing and payment terms.
Until the new m² project is formally launched, buyers can compare current new-build projects in Batumi on HomeRadar, including available apartments, locations and current asking prices.
The shopping center will also be important to evaluate once its size and planned operator or tenant mix are disclosed.
Until those details become public, the announcement is best viewed as a signal of future development activity in Batumi, rather than a property offer that can already be compared on price or investment return.
Our View
m² entering Batumi with a large two-tower mixed-use project would add another established Georgian developer to the city’s expanding development pipeline.
But at this stage, the most important information is still missing.
The project becomes much more relevant for buyers once m² reveals where it will be built, which international brand is involved and when construction is expected to begin.
We would therefore avoid drawing investment conclusions from the announcement alone and revisit the project when detailed plans become available.
