Queen’s Residence Opens Block A in Batumi as TEMPO Expands New Boulevard Pipeline

Developer TEMPO has officially opened Block A of Queen’s Residence, marking completion of the first phase of the residential project near Batumi’s New Boulevard.

The opening took place on September 22, with apartment owners, investors, partners and media attending the event.

TEMPO says construction began in May 2024. The company plans to commission Block B in 2027, making the opening of Block A the first delivered stage of the wider development. BM.GE

What Has Been Delivered?

Queen’s Residence is located at 53 Adlia Street in southern Batumi.

The development consists of two 16-storey residential blocks. According to the developer, the full complex is designed to contain 581 apartments, together with residential and leisure infrastructure. Tempo

HomeRadar currently lists the project approximately 600 metres from the sea, with apartment sizes ranging from 33.6 to 154 m².

Block B Remains Under Development

The opening is important because it separates a completed part of the development from infrastructure and buildings that remain planned.

TEMPO says Block B is scheduled for commissioning in 2027. The company is also developing Serenade by TEMPO nearby, with completion planned for 2028, and says it controls approximately four hectares of additional land in the New Boulevard area for future development. BM.GE

The wider concept is being positioned by the developer as Tempo City.

For buyers, however, the most relevant distinction remains between what has already been delivered and what still depends on future construction.

Why the Location Matters

The Adlia Street area sits between New Boulevard and Batumi International Airport and has become one of the city’s most active new-build zones.

Compared with central Batumi, the area generally offers more recent residential stock and relatively easier entry prices, while remaining close to the coastline.

Its trade-offs include continued construction activity, heavier summer traffic and occasional aircraft noise in locations closer to the airport.

Our View

The opening of Block A is more significant than another project launch because it provides buyers with a completed stage that can be physically evaluated.

Buyers can now compare the delivered building with the original specifications while separately assessing the timeline and execution risk associated with Block B and the wider Tempo City concept.

That distinction — between completed delivery and future plans — is increasingly important as Batumi’s pipeline of large residential developments continues to expand.
