Foreign Buyers Account for 52% of Batumi Apartment Transactions in August 2026

Foreign buyers accounted for 52% of residential apartment transactions in Batumi in August 2026, according to the latest data from Colliers Georgia.

A total of 1,235 apartments were sold during the month, down 4.3% year-on-year. Despite the decline in transaction numbers, the total value of the residential market increased by 2.9% to $81 million. BM.GE

The result highlights an important feature of Batumi’s property market: international demand continues to represent a substantial share of transactions even as overall sales volumes fluctuate.

New-Build Sales Weaken, Resale Market Grows

Transactions involving newly built apartments declined by 6.3% year-on-year, while sales of older apartments increased by 31.4%.

Within the new-build segment, the difference between primary and secondary transactions was even more pronounced. Primary-market transactions fell 24.2%, while secondary transactions in newer projects increased 15.1%. RECOV

Colliers notes that the sharp decline in primary transactions should be interpreted carefully. Several projects registered large batches of sales in August 2025, creating an unusually high comparison base for this year.

This means the headline decline does not necessarily indicate an equivalent fall in underlying buyer demand.

Average New-Build Price Reaches $1,386/m²

The weighted average price of newly built apartments in Batumi reached approximately $1,386 per m² in August, up 1.2% year-on-year.

Primary-market prices appeared to fall sharply in the headline data, but Colliers says this was also affected by the registration of transactions in a high-priced project a year earlier. Excluding that effect, the underlying primary-market price increased by approximately 1.2%. BM.GE

The figures show why Batumi market statistics need to be read beyond a single percentage: transaction volumes, project registrations and the mix of apartments sold can materially affect monthly averages.

Why the 52% Foreign-Buyer Share Matters

Batumi has long attracted international property demand because of its coastal location, tourism economy and relatively accessible entry prices compared with many European resort markets.

A foreign-buyer share above half of all transactions reinforces the importance of international demand to the city’s residential market.

At the same time, it also means changes in international travel, currencies and buyer sentiment can have a greater effect on Batumi than on markets driven mainly by domestic demand.

Our View

August presents a mixed rather than negative picture.

The number of transactions declined slightly, but total market value increased, foreign buyers represented the majority of transactions and the resale segment remained active.

For buyers, the more useful conclusion is that Batumi should not be treated as one uniform market. Primary sales, resales and individual districts can move differently even within the same month.

The next indicators to watch will be September transaction volumes, foreign-buyer share and whether primary-market activity begins to recover from the high-base effect seen during the summer.
